One of the biggest mistakes that I see new short term rental hosts make is failing to understand they’re customer.


They have the innocent believe that everyone who books with them will be the perfect guest and treat their house with respect.


This is a FALSE assumption, and one first time hosts need to work on.


If you don’t understand exactly who your customers are and what they want, you won't know how to market to them, and will end up marketing to EVERYONE! Even those that you DON’T want staying in your house.


So, what should you do?


You need to have a crystal clear idea of who your guests are and then create a specific journey that you’re going to take them on.


In my challenge: Launch Your First Airbnb Challenge, we spend an entire day looking at this topic and working through this.


Here’s a quick look at what you need to do, condensed down into 2 minutes ;p


First here’s the secret to deciding who your dream guests are:


Dream Guest = Who do you want as a guest - Who do you NOT want as a guest.


Once you’ve defined each category you’ll be set. Too often people only focus on who they want, that they overlook the other side of the coin and that is who they want to REPEL from their property.


Example: My property is located in the business district of a busy city. I WANT to attract business people who can afford my high rates and extra services. I DO NOT want guests with toddlers running around and breaking stuff in the apartment or getting mud all over the walls.


See, it’s simple.


Next, the Guest Journey.


Hosts have the FALSE belief that the guest’s experience starts from the time they check in to when they check out.

WRONG!


A guest’s journey starts the moment that they stumble across your listing, and within 10 seconds decide whether to stop and look at the details. You’ve got 10 seconds on your listing page to make an impression, so make it count.


The guest’s journey ends with them leaving you a 5 star review. Every single moment in between you have an opportunity to WOW them, and exceed their expectations.


That’s it in a nutshell. Of course, there is way more to it than just that, but if you need to start somewhere start there.
